The Real Estate Dictionary
As a first of many steps of the Doctors Properties Real Estate Education Foundation, we bring forward a comprehensive dictionary of the most commonly used terms in the Indian Real Estate Sector and also, by the Legal & Revenue Department, pertaining to all land transactions. You will find them helpful in your journey to learn about the complex Indian Real Estate sector.
We hope that members of both, the aspiring and the seasoned Real Estate community in the country and those from outside India, will find it useful.

Rafai-aam or revenue raasta
In government records of northern states__ access roads are referred to as revenue rassta or rafai-aam.
Rahin
Mortgagor__ one who mortgages his land. Whenever a land is mortgaged__ completely or partially__ to another person or party__ mutation is of Rahin type. The deal can be either verbal or through Registry. The land can be mortgaged with or without possession. it can be also be a reference to a Mortgage Deed
Rahin (Mortgage Deed)
Whenever a land is mortgaged__ completely or partially__ to another person or party__ mutation is of Rahin type. The deal can be either verbal or through Registry. In this case information like Date of Mortgage__ Amount and Registry No.(or Roznamcha No. in case the deal is verbal). The land can be mortgaged with or without possession.
rent
means the consideration in money or kind or partly in money and partly in kind paid or payable by a Shikmidar to his Pattadar or by an Asami Shikmi to the holder of the land on account of the use or occupation of the land held by him as Shikmidar or Asami Shikmi but shall not include the rendering of any personal service]
residential site
means the land set apart for the purpose of constructing a house whether a house be constructed thereon or not and also includes the court-yard or ground enclosed by or appurtenant to a house
revenue
means the amount payable by the holder to the Government at fixed periods for use of or entry into the land]
Revenue officer
means every officer of any rank whatsoever appointed under any provision of this Act or of [the Andhra Pradesh (Telangana Area) Record of Rights in Land Regulation__ 1358 F.] and appointed for carrying on the land revenue administration or who discharges the function relating to survey__ assessment and preparation of accounts and records
Revenue Unit
On behalf of Govt.__ the Nambardar of a village collects land revenue and deposits the revenue in the Treasury. This service rendered by the Nambardar is a paid one. The rate of swai changes from time to time and at present it is 65% of total demand that is if demand is Rs. 1/- then swai will be 0.65 paisa and total revenue to be collected from the owner(s) will be Rs.1.65/-. Of this 65%__ 30 is local rate and 35% is Nambardari that is the amount given to the Nambardar for this service.
